Terms and Conditions of Booking
Thank you for your enquiry about booking Long Reef Beach House.
Please note that your booking is subject to the following terms and conditions. Your confirmation of your booking indicates you acceptance of these terms and conditions.
Confirmation of Booking
1. The details of your booking are set out in the confirmation letter, which will be sent to you upon receipt of
your booking. These details include the total amount payable to rent the premises for the specified period
(“Rental Cost”), and confirmation of your payment of a non-refundable deposit of 50% of the Rental Cost
(“Deposit”).
2. Any balance of the Rental Cost (“Balance”) is payable 14 days prior to the commencement of your stay. In the event that the Balance is not so received by us, your booking will lapse and we reserve the right to rent
the premises to third parties for all or any of the period of your proposed booking.
3. Upon our receipt of the Balance, arrangements will be made to provide you with a key and access to the
premises.
4. Access to the premises may be limited to the number of bedrooms specified in the confirmation letter.
Access to the garage is dependent upon availability.
Payments
Cancellation
5. As indicated, the Deposit is non-refundable, however, the Balance will be refundable but only in our
reasonable but sole discretion and where you give us written notice of the cancellation more than 30 days
prior to the commencement of your booking and we are able to re-book the premises for the same period as
your proposed stay and for at least the same Rental Cost. Again in our reasonable but sole discretion, if we
are able to re-book the premises for the same period but for a lesser amount than the Rental Cost we may
refund to you the lesser amount only.
6. Any refund of the Balance will be forwarded to you (unless you wish the Deposit to be used to confirm a
booking for another period).
7. No partial or total refund of the Rental Cost will be made after the period of the booking has commenced.
Use of Long Reef Beach House
8. The premises is to be used solely for “holiday purposes” and guests’ behavior must at all times not include
illegal activities and must also not unreasonably inconvenience neighbours, etc. We also require you strictly
to observe any local government regulations concerning parking and, in particular, any applicable fire
restrictions.
9. Only the total number of adults/children as specified in the confirmation letter may stay at the premises
although you are more than welcome to have day guests visit the premises for lunch, dinner, etc.
10. You agree to keep the premises and its contents in clean and good condition and repair, reasonable wear and tear excepted, and forthwith to pay to us (by way of your authority for us to charge your credit card or
otherwise) such amount necessary reasonably for us to replace all damaged or missing items of equivalent
value including, without limitation, all articles, furniture or fittings (including keys) that may become damaged
or lost during the period of your stay. You are also required immediately to inform us of all damage to the
premises (including all damage to and loss of its contents) during the period of your stay, and return to us all
keys provided to you at the end of your stay. A fee will apply for lost keys.
11.To the extent permitted by law, we are not responsible for any injury, damage or loss to you or your guests (including, without limitation, loss of possessions and valuables). We suggest that, at all times, the premises be kept securely locked, but also suggest that you do not leave valuables in the premises unattended. In the event that a security box is made available to you at the premises, you may use that security box but in your
sole discretion and subject to the above conditions.
12 .We will provide to you, at the commencement of your stay, certain background materials to enable you to enjoy your stay. We provide you with details of garbage collection and request that you place your garbage in the relevant garbage bin(s) and place the bin(s) in the street outside the premises for collection when identified.
13. Food, dishwasher/washing machine/dryer products, soap, toilet paper, etc, are not provided (although pillows and doonas are, together with heaters). The kitchen is fully equipped. Where, however, the premises
contain any laundry products, soap, toilet paper, etc, you are more than welcome to use them, but we would ask that you replace them where necessary. Further details are provided to you concerning the premises (including operation of the oven, televisions, CD player, barbeque, laundry etc) at the commencement of your stay.
14. No pets may be taken by you to the premises unless we have given prior approval, and subject to your
payment of a bond of $250 (“Pet Bond”) at the time of payment of the Balance. In particular, you are
required to clean up after all pets and to keep them off all furniture and out of the bedrooms. The Pet Bond
will be forfeited if, in our reasonable but sole opinion, the premises are damaged or left in a state of disrepair
as a result of pets (the latter including, without limitation, damage to fly screens). Subject to the above, the
Pet Bond will be refunded to you after your departure.
15. For the enjoyment of others, the house is strictly “no smoking”.
16. If a booking is for an excess of one week, a cleaning charge may apply as the end of each week and you will permit our cleaner reasonable access.
17. Arrival time is strictly 3pm and departure time is strictly 10am. If you have taken a full weekend booking, your Sunday departure will be 6pm (again strictly). We must ensure the premises are vacant outside these times so that they can be properly cleaned prior to the next guest's arrival.

18. In addition to 11. above, personal inspection of the premises should be made prior to confirming your booking as we take no responsibility if the premises are not suitable for your needs.
